        -    representing local and national lending institutions in phases of commercial lending including structuring loans, drafting commitment letters and loan documents, negotiating loan documents, closing loans, and when necessary, assisting in the work-out of troubled credits.  Ms. O’Brien has experience with conventional as well as SBA guaranteed lending transactions.

        -    representing borrowers in all phases of commercial loan transactions from identifying a lender to loan closing.  Ms. O'Brien is experienced in all types of loan financing including term loans, lines of credit, construction loans and SBA guaranteed loans.

        -    representing buyers and sellers of real property in routine to complex commercial and residential real estate transfers, including drafting and negotiating transaction documents, reviewing and assisting with title, survey, zoning, and subdivision issues, and negotiating agreements with contractors, architects, and engineers.

        -    representing landlords and tenants with regard to a variety of leasing issues including drafting of lease documents.
