PRACTICE

Throughout his career, Matthew E. Turowski has advised clients on a wide range of commercial real estate, land use and banking matters. He has represented clients in numerous acquisitions and sales of commercial real estate, commercial leasing, loan documentation and negotiation, secured financing and has extensive experience in land development, subdivision and zoning.

REPRESENTATIVE MATTERS

  • Acquisition, sale and development of numerous of multi-million dollar commercial real estate properties for private developers, which includes acquisition and development of both improved and unimproved parcels
  • Acquisition and sale of multi-tenant occupied facilities
  • Land development counsel for one of Pennsylvania's first gaming facilities to be permitted and constructed
  • Obtaining land development, subdivision and zoning approvals for the construction of a retail “big box” facility exceeding 150,000 square feet
  • Obtaining zoning and land development approvals for the construction of a hotel and convention center
  • Obtaining zoning and land development permit approvals which authorized a local university to convert a vacant structure into a three story classroom and faculty office building
  • Obtaining zoning approvals for a local university to convert a high-rise apartment building to a student housing facility
  • Counsel for the acquisition and development a national guard training facility
  • Counsel for the acquisition and development of a governmental office and vehicle maintenance facility
  • Land development counsel for a venture between a private developer and a local college to develop a blighted, vacant and abandoned property into student housing, classroom and daycare facility
  • Land development counsel for the permitting and development of a former and abandoned public elementary school into an apartment building
  • Counsel to an alternative energy (wind) facility in the land development and local permitting process
  • Counsel to a national lender in the liquidation and sale of the real estate assets of a bankrupt quarrying facility
  • Representation of commercial lenders and borrowers in the preparation and negotiation of commercial loan documentation for secured financing
  • Representation of a local economic development agency in the preparation of loan documentation for Pennsylvania Small Business First Program loans
  • Representation of lenders in commercial real estate workouts, foreclosures, execution and deficiency judgment proceedings
  • Preparation and negotiation of commercial leases, both triple net and gross, for single occupant and multi-tenant facilities, including warehouses
  • Negotiation of oil and gas leases for private landowners and non-profit entities
  • Preparation of management, easement and maintenance agreements for the development of a city public recreation facility from an abandoned public building
